Home renovation in North York serves one of Toronto's most diverse housing markets. North York has post-war bungalows, mid-century split-levels, large detached homes near Bayview Village, and dense condo corridors along Yonge. Each housing type has its own renovation pattern. We work across all of them, with a project lead who knows the building stock and the inspection workflow.
North York Neighbourhoods We Cover
- Willowdale: Mix of older bungalows and newer infill builds. Kitchen and bathroom renovations are routine. Many older bungalows are being torn down or substantially remodeled with second-storey additions.
- Don Mills: Originally a planned community from the 1950s. Modernist split-levels and detached homes. Common projects: kitchen renos opening up galley kitchens to dining rooms, basement finishing, primary ensuite additions.
- Bayview Village: Large detached homes and high-end townhomes. Custom kitchens, primary ensuite renovations and basement gyms or theatres.
- Lawrence Park: Established neighbourhood with substantial older homes. Whole-home renovations and second-storey additions are common. Heritage character preserved where possible.
- Yonge Corridor (Sheppard, Finch, North York Centre): Dense condo development. Condo bathroom and condo kitchen renovations dominate.
Common North York Renovation Projects
- Older home updates: Many North York homes from the 1950s and 1960s have outdated electrical (knob and tube or aluminum), old cast iron drains, and original plaster walls. We handle the discovery work behind the walls as part of the renovation.
- Bungalow second-storey additions: Bungalows in older Willowdale and Don Mills sections are popular candidates for full second-storey additions. See second floor addition Toronto.
- Condo renovations near Yonge: Bathroom and kitchen updates in older buildings. Building approval is straightforward in most North York buildings. See condo renovation Toronto.
- Basement secondary suites: North York permits secondary suites broadly. We handle the full process from feasibility check to final occupancy. See basement renovation North York.
North York Older Home Realities
Many North York homes built before 1965 have specific issues that come up during renovation:
- Knob and tube wiring in walls and ceilings. Insurance often requires replacement when discovered.
- Aluminum branch wiring in homes from the late 1960s. Requires CO/ALR-rated devices or pigtailing to copper.
- 60 amp electrical service. Most modern homes need 100 to 200 amp. Service upgrade is a common add-on.
- Cast iron drain lines with rust scaling. Often replaced when bathrooms or kitchens come apart.
- Old galvanized supply lines in some homes. Replaced with PEX or copper.
- Asbestos in old vermiculite, vinyl flooring, or duct wrap. Tested and remediated if found.
